Welcome to the 427 Fulton St. variation project page, where you will find documents related to this project. The applicant is seeking a variation from Section 11-3-3(E) to reduce the required rear and side yard setbacks for a detached accessory structure from 5 feet to 1.5 feet and a Variation from Section 11-4A-6 (Lot and Area Requirements) to increase the allowable lot coverage from 45% to 49%.
During its April 28 public hearing, the Planning & Zoning Commission voted to recommend a reduction to the required rear and side yard setbacks for a detached accessory structure from 5 feet to 1.5 feet. The Commission also voted to recommend a reduced lot coverage percentage from the requested 49% to 47.15%.
Each request was considered by the City Council May 16 where officials approved the setback reduction and OK'd the originally requested lot coverage percentage of 49% versus the recommended 47.15%.
