The City of Geneva Development Projects Map has been updated with the October 6 City Council approval for the following City Initiated Text Amendments:
- Section 11-11A-4 of the Zoning Ordinance (Off-Street Parking: D-CM and D-RSCM District Special Provisions): removing the off-street parking requirement for residential conversions of existing nonresidential buildings within the Downtown Residential Vehicle Parking Permit Area;
- Section 11-4A-8 through 11-4A-12 (Downtown Districts): correcting an error for the setback requirements for lots that abut residential districts;
- Section 11-4A-6 through 11-4A-10 & 11-4A-12 (Downtown Districts): correcting an error for minimum lot frontage requirements;
- Chapter 12 (Signs) and Section 11-2-2 (Definitions of Words and Terms): amending sign related definitions and the sign ordinance to comply with content neutral standards; and
- Section 11-2-2 (Definition of Words and Terms): modifying the definition of “Lot Coverage”
Additionally, the City Council approved the following Text Amendment and Special Uses:
- Zoning Ordinance Text Amendment to Section 11-4A-4 (Table of Permitted and Special Uses) to allow for “Dwelling Units on the Ground Floor” as a Special Use in the D-CM District; and
- Special Use Permit approval for a ground-floor residential dwelling unit at 828 W. State Street.
- Special Use Permit approval for a ground-floor residential dwelling unit at 122 Hamilton St.
